BMAC conducted airtightness testing for a newly constructed high-rise residential tower in Surrey, ensuring compliance with energy performance targets. During testing, initial results indicated air leakage exceeding the project’s specifications. Our team performed detailed troubleshooting using smoke machine and thermal imaging to pinpoint leakage paths, including gaps around window/door perimeters, unsealed penetrations in the mechanical system, and discontinuities in the air barrier at slab edges.
Working with the contractor, we implemented corrective measures—sealing joints, reinforcing critical transitions, and improving airtight detailing—before retesting. The final blower door test results met the requirements to comply with BC Energy Step Code 2 targets. Our proactive approach not only secured compliance but also enhanced the building’s long-term energy efficiency and occupant comfort.
